This is a courtyard housing project on Beverly Glen Boulevard in West Los Angeles. Given the nation's aging population and the demographics of the neighborhood, I chose an intended user profile that ranges from "empty-nesters" in their 50s to retired seniors.

There are three basic unit types: a flat, a townhouse and an affordable studio for seniors. The units are clustered together to create two coutyard areas. Paired two-story townhouses are each flanked by stacked flat units, with studio units above on the third floor.

One of my primary design goals was to create the kind of interstitial space that bridges public and private life, the indoors with the outdoors. Such spaces are often lacking in newer courtyard housing.

On the second level, I accomplished this by moving the circulation away from the inside walls of the courtyard. This move allows a relationship between each unit’s family room, its adjacent balcony, and the courtyard.

In contrast, the typical courtyard housing project has circulation around the perimeter of the courtyard. This creates a hostile relationship where privacy and security concerns prevent light and air from entering the unit from the courtyard. On the third floor, clerestory windows allow light to enter the studio from both sides.
